Q&A: How do we address absentee owners not carrying their weight?

We are in a small condo building of 3 units, hence do not have (quite frankly,
can't afford) a management company, with the intention that the 3 owners/
trustees share in the building upkeep and responsibilities. One owner has since
moved out and away, with that unit now rented. Hence the two on-site owners do
it all – all the time. The absentee owner's tenants don't participate; I wouldn't either in their shoes.

Concord, New Hampshire

A poster representing New England could well feature Concord, New Hampshire as
its pictorial theme. Rich in history and culture, Concord is a small city of
approximately 42,000 people surrounded by the rugged beauty of unspoiled New
England. Located in south central New Hampshire on the banks of the Merrimack
River, Concord was originally called “Penacook” from the Indian Pannukog – meaning bend in the river. Inhabited first by the Abenaki Indians, the area
around the Merrimack River provided excellent soil for farming. The fertile
land enticed Captain Ebenezer Eastman and a disgruntled group from Haverhill,
Massachusetts to settle the city in 1725, and New Englanders have been drawn to
this successful city with a rock solid reputation ever since.

A funny thing happened when the auto industry embracedthe digital age a few years ago, and installed electronic displays in luxury cars so that drivers were confronted with the engine’s fuel consumption in miles per gallon—in immediate numbers. Many drivers were amazed to see when the rate spiked as a
direct result of certain driving behaviors. The knowledge certainly helped curb
some gas-guzzling driving maneuvers.

On a cold winter night, a bone-chilling wind whips through the New Hampshire condominium community,
pounding against windows and seeking entrance to homes through the tiniest of

Staying out of Court

That very sentiment, penned by our 16th president, is just as relevant today as
it was when written in the 1850s. Lincoln, like many experts in the field of
law, would likely favor and encourage a different option – alternative dispute resolution (ADR) –as the means to settle differences. And with many of the more typical conflicts
that plague condominium residents and board members, it’s well worth heeding Lincoln’s wise words and forgo the mad dash to the courthouse.
